  • About Las Vegas short sales homes and condos, July 2014

    Masoud Saberzadeh
    21 Aug 2014 | 1:02 pm
The Mortgage Forgiveness Debt Relief Act expired in December 2013 and has not been re-instated yet.  So those who are short selling their home, condo or townhome run the risk of being taxed on the difference between the mortgage amount and net price from the short sale as income. This is the reason for the shrinking share of short sales homes in Las Vegas, Henderson and North Las Vegas which is down to 12% of total homes sales. The share of Las Vegas Metro short sales condos and townhomes has been about or less than 10% for 2014. The other point was the change in the bank’s policies in…
  • Are Las Vegas foreclosures really affecting real estate market?

    Masoud Saberzadeh
    8 Aug 2014 | 10:42 am
291 out of the 3196 Las Vegas homes, condos and town-homes sold in July, 2014 using a Las Vegas Realtor have been Las Vegas foreclosures or bank owned real estate. Foreclosures market share of total properties sold is about 9.1% and these did not sell at big discounts. We do a short discussion about the effect of Nevada laws on Las Vegas foreclosures and how assembly bill 300, which made it far easier for banks to at least start the foreclosure process, has failed to produce the avalanche of foreclosures hitting the Las Vegas real estate market which some have been warning about for the…

    30 Jul 2014 | 4:15 pm
The median price for Las Vegas residential real estate has gone up by about 15% in the past year and keeps appreciating more than 1.2% per month. Even though Las Vegas real estate investor activity has slowed down from the peak of 56%, it is still difficult to outbid them for Las Vegas homes priced below $250,000 and condos and town homes priced below $150,000. In this video we discuss Las Vegas residential real estate inventory as of July, 27, 2014 and sales numbers and median prices for Las Vegas homes, condos and town homes for June, 2014. We also comment on the direction of Las Vegas,…

In this video we discuss the importance of correct pricing in the sale of Las of Vegas homes, condos and luxury high-rise condos. This is very important in the current Las Vegas real estate market as the market has turned and prices are going down and it all starts with your listing agents visit to you home or condo. It is a mistake to have your Las Vegas Realtor see your property at the time of listing presentation, listing agents should be given access to the property before listing presentation so he/she can see selling points as well as problems in order to provide a target price for you…

Look, we get it. It's refelxive, we know. But you need to stop punching your screen. (Photo by Erik Kabik) Somehow, we live in a world where Janay Rice and Adrian Peterson's kids can catch well-publicized ass-beatings, but The Biebs walks around completely unpunched. Sentient Instagram club promoter pic Justin Bieber was at the Hard Rock Hotel for fight weekend. Which will now have to be sprayed. Once you see one…

And what do you do after you pad out that record some more? You go to Rehab. Mayweather partied yesterday with Jamie Foxx, 2 Chainz and Fabolous. Of course, Fab did the pre-fight party too, at Tao, where Flo Rida, Tank, the Mavericks' Greg Smith and Mike Tyson were all hanging out. We guess this is why the Biebs didn't come to that party, given how Tyson…

You might remember them from the Strange Days soundtrack where they covered the title Doors track with Ray Manzarek, if you were into a lot of '90s cyberpunk and metal. (So, just us, then?) During a recent trip to Lake Las Vegas, which was make with a lunch trip at Bernard's Bistro in mind, be found out some startling stuff. Firstly, with the casino closing nearly 6 months ago, the main Lake Las Vegas shops were more ghost town than I've ever seen. They often weren't very busy, but this was to a new level to me. Our waiter devulged that due to the low business, the owner of the resort is letting them be there rent-free currently, in hopes that Bernard's Bistro doesn't close. My plea to all: make a trip to Lake Las Vegas, please. Marc
    10 Sep 2014 | 11:11 am
It’s no secret that Downtown Vegas has undergone a major facelift over the past few years. You’re no longer just going to “Old Vegas”. You’re going to “Downtown Vegas”. They’re one in the same but each name holds a certain connotation. When you say “Old Vegas” to someone they imagine that you’re going to one of the casinos that have been around for years. The assumption is that these old casinos are falling apart because that’s how they used to be. That’s not quite the case with a new casino like Downtown Grand, a major renovation like The D and casinos that recently…

Football season is right around the corner. Las Vegas and football have become best friends over the years. If you are a football fan you’re probably playing fantasy football. You may play for pride or you may be playing fantasy football for money. Many people that visit Las Vegas still like to wager on the individual games themselves. After all, Nevada is one of the few states where you can legally bet on sports. Combine the increased popularity in fantasy football with those that wager on the games directly and you have a sport that’s more popular than ever in Las Vegas. The interest in…

Las Vegas is a city of constant change. Every week there are new shows, restaurants, bars and hotels announced. Last weekend we saw two Vegas legends say goodbye. Neither were human but both were beloved by many. In a strange coincidence both happened around the same time – 12am on Saturday. Some time around midnight Saturday morning the Lion’s Share slot machine at MGM Grand paid out a progressive jackpot that’s been building for 20 years. The Lion’s Share jackpot reached $2.4 million when it was finally hit this weekend. Legend has it that the Lion’s Share slot machine has…

Sometimes real world skills help make their way into Las Vegas. Budgeting skills from work or home life can make your vacation more affordable and even better. We discuss ways to save money when in Las Vegas pretty often but budgeting is one example of a way to get stoked for your vacation to Las Vegas well in advance of your visit. Don’t confuse budgeting with planning. Personally, I like to keep plans in Las Vegas to a minimum. I enjoy the times when I get lost in the chasm that is Las Vegas. However, I always plan for my vacation in Las Vegas by getting a budget prepared. Budgeting for a…

Reading Marc’s Top 10 Burgers in Las Vegas article left us with a serious burger craving. Even though Holstein’s Shakes and Buns has been a staple at the Cosmopolitan since the opening of the hotel in 2010, we still hadn’t eaten there. It was time to change that! Situated upstairs and around the corner from The Chandelier Lounge, we were greeted by a friendly hostess and a pink-spotted Holstein cow statue. We were given the choice of dining at the bar, in the lounge area, or in the main dining area. Since we wanted to sit down and relax for a spell, we chose the dining area. We were…

Las Vegas has changed a lot recently and that’s a good thing for sports fans. Football fans and bettors no longer have to race down to the casino sports book at 9am to secure a seat to watch games on a Saturday or Sunday. There are now a host of locations to catch the games. Sports books are still one of the best places to watch the big game (click this link for our full list of favorite sports books), but there are more restaurants and bars than ever that cater to football fans. Shiny new televisions, good food, and extensive beer menus all play a role in watching football in Las Vegas.

    28 Aug 2014 | 9:24 am
The Bunkhouse Saloon was a venerable if sometimes slightly sketchy Fremont Street bar like, at one time, many others in an authentically decaying Las Vegas. You could blow a paycheck on the video poker, chow on a sub, and drown your sorrows in cheap beer and whiskey. First opened way back in 1953, the Bunkhouse Saloon grew into a place where a mix of mostly local bands could squeeze onto the tiny corner stage while crowds maneuvered around the small dance floor, sat smoking around tables on an elevated area, and played video poker at the well stocked and welcoming bar. It wasn’t fancy, and…
