  • About Las Vegas short sales homes and condos, July 2014

    Masoud Saberzadeh
    21 Aug 2014 | 1:02 pm
The Mortgage Forgiveness Debt Relief Act expired in December 2013 and has not been re-instated yet.  So those who are short selling their home, condo or townhome run the risk of being taxed on the difference between the mortgage amount and net price from the short sale as income. This is the reason for the shrinking share of short sales homes in Las Vegas, Henderson and North Las Vegas which is down to 12% of total homes sales. The share of Las Vegas Metro short sales condos and townhomes has been about or less than 10% for 2014. The other point was the change in the bank’s policies in…
  • Are Las Vegas foreclosures really affecting real estate market?

    Masoud Saberzadeh
    8 Aug 2014 | 10:42 am
291 out of the 3196 Las Vegas homes, condos and town-homes sold in July, 2014 using a Las Vegas Realtor have been Las Vegas foreclosures or bank owned real estate. Foreclosures market share of total properties sold is about 9.1% and these did not sell at big discounts. We do a short discussion about the effect of Nevada laws on Las Vegas foreclosures and how assembly bill 300, which made it far easier for banks to at least start the foreclosure process, has failed to produce the avalanche of foreclosures hitting the Las Vegas real estate market which some have been warning about for the…

    30 Jul 2014 | 4:15 pm
The median price for Las Vegas residential real estate has gone up by about 15% in the past year and keeps appreciating more than 1.2% per month. Even though Las Vegas real estate investor activity has slowed down from the peak of 56%, it is still difficult to outbid them for Las Vegas homes priced below $250,000 and condos and town homes priced below $150,000. In this video we discuss Las Vegas residential real estate inventory as of July, 27, 2014 and sales numbers and median prices for Las Vegas homes, condos and town homes for June, 2014. We also comment on the direction of Las Vegas,…
  • Importance of pricing in the sale of Las of Vegas homes, condos, high rise

    Masoud Saberzadeh
    29 May 2014 | 5:28 pm
In this video we discuss the importance of correct pricing in the sale of Las of Vegas homes, condos and luxury high-rise condos. This is very important in the current Las Vegas real estate market as the market has turned and prices are going down and it all starts with your listing agents visit to you home or condo. It is a mistake to have your Las Vegas Realtor see your property at the time of listing presentation, listing agents should be given access to the property before listing presentation so he/she can see selling points as well as problems in order to provide a target price for you…

We discuss ways to save money when in Las Vegas pretty often but budgeting is one example of a way to get stoked for your vacation to Las Vegas well in advance of your visit. Don’t confuse budgeting with planning. Personally, I like to keep plans in Las Vegas to a minimum. I enjoy the times when I get lost in the chasm that is Las Vegas. However, I always plan for my vacation in Las Vegas by getting a budget prepared. Budgeting for a…

The Auto Collection at The Quad (soon to be The LINQ Hotel) is one of the coolest but forgotten attractions on the Vegas Strip. Unless you see the promotion for The Auto Collections on The Quad website or in the hotel you may not realize that this sweet collection of American and European cars existed. The Auto Collections at The Quad is one of the best secret attractions in Las Vegas that seems as if it’s hidden in plain site. One of the most unusual things to do in Las Vegas is The Auto Collections at The Quad. The collection is an attraction that combines the thrills of an exotic car…

    Marc
    19 Aug 2014 | 11:00 am
September 2014 in Las Vegas may as well be known as Las Vegas Beer Month. We checked the google and there isn’t an official Las Vegas Beer Month so we’re starting it right here and right now. Not only are there are three beer festivals in Las Vegas this September but Oktoberfest begins in the middle of the month. Everything in Las Vegas is a little bit different and Oktoberfest gets started here just a little earlier than the rest of the world. Hofbräuhaus begins Oktoberfest on September 13th while the actual Oktoberfest begins the following day in Germany. Oktoberfest will continue…

Las Vegas hotels are try to create an environment so inviting that you’ll never leave. They offer shows, gaming, spas, pools and more to keep you on their property. One of the best varieties that the hotels in Las Vegas offer is in dining. There’s fine dining if you’re in the mood for the best meal of your life. There’s casual dining for those of us looking for a good sit down meal. Lastly many of the hotels have a food court for the event in which we want a quick and inexpensive bite to eat. Food courts offer the flexibility to eat on site or grab a bite and head to your hotel room.
  • Cool Down at a Las Vegas Water Park

    6 Aug 2014 | 11:19 am
One of the many reasons people visit Las Vegas is to enjoy the heat. It gets hot in Las Vegas but generally people don’t want to “beat the heat”. Rather visitors in Las Vegas are looking for something to best experience the heat when it’s 115 in the shade. In the past two water parks have opened to the delight of tourists and locals alike. Both Wet ‘n’ Wild and Cowabunga Bay offer a fun time in the sun and an escape from the Vegas Strip. Both water parks are similar concepts and open to children of most ages but both are different. Just like the casinos and cacti in Las Vegas no…

Behold the famed legend of the Empress of Hakkasan, who on Halloween night more than a century ago, saved the Forbidden City from the imminent invasion of four rebel emperors who sought to dethrone her, overtake the kingdom and seize the Golden Palace, Hakkasan’s crowned jewel and the most lavish of all marquee celebration quarters in the entire realm. What would transpire echoes vividly throughout modern Chinese mythology and has forever galvanized Hakkasan folklore. The tale begins in the dead of night, when four conspiring monarchs breached the Forbidden City’s once unassailable walls…

  • The Bunkhouse Saloon is Back

    Launce Rake
    28 Aug 2014 | 9:24 am
The Bunkhouse Saloon was a venerable if sometimes slightly sketchy Fremont Street bar like, at one time, many others in an authentically decaying Las Vegas. You could blow a paycheck on the video poker, chow on a sub, and drown your sorrows in cheap beer and whiskey. First opened way back in 1953, the Bunkhouse Saloon grew into a place where a mix of mostly local bands could squeeze onto the tiny corner stage while crowds maneuvered around the small dance floor, sat smoking around tables on an elevated area, and played video poker at the well stocked and welcoming bar. It wasn’t fancy, and…

Taking in the bright lights, razzle dazzle, and tangible chaos that is Las Vegas is best done from one of these hot spots with a spectacular view. Stratosphere Photo Credit: Francis & Francis Photography This tower hotel that marks the north end of the Strip is most known for its gnarly rides on the top two floors. On the way up, everybody stops on the observation floor to take in the very highest view in Vegas. Scaredy cats can stay there (or belly up to the bar), while the thrillseekers will head on up for the ride of their lives. Thrills not your thing? The Top of the World Restaurant…

With Football Season just around the corner we have revised our list of favorite Sportsbooks in town. If you are in town and want to put some action on the game, here are the best places to visit: Venetian The Venetian sportsbook underwent a large renovation in 2011 and you can definitely see where the money was spent. The lighting and TV screens at The Venetian sportsbook are as good as it gets. The Venetian sportsbook is operated by Cantor Gaming and looks similar to all of their sportsbooks in Las Vegas with red desks and big office chairs. If it wasn’t for those beautiful TV screens…
  • Taking the High Roller for a Spin

    20 Aug 2014 | 11:31 am
I sort of miss the themed hotels that once ruled Vegas. After all, that’s what makes the Strip unique – the castle, pyramid, and the Eiffel Tower. But now Las Vegas is in a period of sleek modernism. Pretty, yes, but it makes for sort of a bland landscape. So how excited was I when the High Roller went up! Taking my dutiful “Strip view” shot from my balcony at Cosmopolitan in April, I was absolutely thrilled that there was an enormous wheel in the center of my frame. It harkens back to the days of whimsy, and in true Vegas form of “newer and better,” the High Roller is the highest…

Three Square’s Restaurant Week is here upon us again, and once again we are given the chance to let our pleasure of a prixe-fixe meal develop into the assistance of thousands of hungry people in Nevada. For every set-price dinner or lunch you enjoy, between $4-$6 goes to the Three Square Food Bank, but not all meals are created equal. As Restaurant Week gets more and more popular, more and more restaurants sign on, but a few shine head and shoulders above the rest.
